Job Description:

Provide the Gulf South Region real estate business unit with functional support under the supervision of the Senior Real Estate manager. Collect, assemble, annualize , maintain, and disseminate PotlatchDeltic real estate information in support of timberland purchases, sales and exchanges. Provide professional/technical real estate assistance to execute on annual land sales plan and meet budgeted targets. Provide PotlatchDeltic real estate subject matter expertise and support to internal customers and listing brokers. Assist in Safety, Regulatory and all Environmental matters for compliance and certification when requested.

  1. Land Transactions
    • Identify and pursue land disposal opportunities in the Gulf South region to meet annual goals.
    • Guide on the ground activities in property management as it pertains to potential Arkansas land sale opportunities, including the marketing, trading and acquisition of properties.
    • Identify, pursue and manage Gulf South Conservation Group interest and other value-added projects on sale properties.
    • Manage EMS approved contractors to provide services for value-added projects.
    • Supervise property boundary identification, land evaluation/appraisal, road building and other land improvement activities on potential Gulf South land sale properties.
    • Secure legal access for Gulf South timberland parcels where necessary.
    • Assist in land asset stratification with forestry partners to identify highest and best use as well as other property types.
    • Effectively assist in the management of all phases of Gulf South property sales, purchase or exchange closings.
    • Assist in the management of Gulf South real estate brokers, real estate agents, consultants and contractors effectively.
    • Assist in managing opportunities that increase property value (subdivision/ partitioning, platting, entitlements, development).
    • Respond to prospective buyers, title companies and real estate professionals who have questions about PotlatchDeltic Gulf South property for sale.
    • Prepare and update TMV property calculations.
  2. Financial
    • Ensure land sale transactions meet or exceed appropriate established valuation hurdles
    • Assist with the preparation of annual budgets and long-term local strategic plans.
    • Assist with quarterly forecasting.
    • Assist with tax management as it pertains to 1031 deferred exchange opportunities.
  3. Real Estate Administration 
    • Ensure Land Resource Management (LRM) system data is kept current and accurate.
    • Prepare land sales reports update sales information to SalesForce (land sales database and tracking system).
    • Respond to outside timberland and real estate inquiries as needed.
    • Complete frequent special project/information requests from internal customers.
    • Assist in the preparation of purchase and sale agreements, deeds, easements, leases (including hunt leases) and boundary line agreements.
    • Provide technical real estate assistance to internal customers with a high level of professionalism.
    • Represent company in interactions with outside legal support, title companies, appraisers, surveyors and county/state/federal agencies.
  4. Safety/Regulatory/Environmental Compliance & Certification

    • Monitor compliance for the Region, Safety, SPO’s, WI’s, Insp, CAR’s.

    • Monitor and manage Real Estate property sales to conformance with SFI and FSC principles and guidelines.

    • Provide support and collaborate with the Compliance/Certification Mgr. for regulatory compliance and forest certification, HCP’s, Endangered Species, Conservation Easements.

    • Actively participate in the compliance of all Standard Operating Procedures (SOP’s) by employees and contractors and ensure compliance with safety programs, forest stewardship principals and Best Management Practices (BMP’s).

    • Participate in Corrective Action Recommendation (CAR) near miss reporting system.

    • Participate in professional organizations and associations related to resource management and represent PotlatchDeltic in occasional research studies and surveys.

Qualifications:
  • Bachelor’s degree in forest resources, real estate, business or related field.
  • Minimum of three (3) years’ experience with timberland valuation methodology, real estate transactions (purchase and sale agreements, title reports, closing documents, easements) legal property access issues, planning and zoning regulations.
  • Ability to read, understand and write property legal descriptions.
  • Technical understanding of property survey methodology, survey plats and maps of various types.
  • Ability to complete complex critical projects under demanding time schedules in a team environment.
  • Excellent communication skills (oral, written, interpersonal, organization).
  • Negotiation skills
  • Proficiency in MS Office Word, Excel and Outlook.
  • Proficiency in ArcMap and other GIS tools.
  • Valid driver’s license.
Miscellaneous:

Working Conditions (e.g., heat, cold, noise, etc.)

  • Variety of working environments including office, field and travel assignments.
  • Field work in conditions normally associated with varying seasons in assigned region throughout the year (heat, humidity, uneven ground, insects, briars, snakes).

Essential Physical Functions (e.g., lifting, bending, climbing, reading, etc.)

  • Some mental/visual/physical fatigue from computer terminal use and reading documents/maps.
  • Lifting (up to 50 pounds), climbing, walking long distances through sometimes very steep and brushy terrain.
  • Operate ATV’s (including loading/unloading).
  • Ability to operate tools such as chainsaw, axe and bolt cutters.
