Assist in land acquisition and exchange analysis. Coordinate and evaluate the highest and best use of non-strategic timberland properties along with assisting in the development of new methodologies for evaluating current and future assets in an effort to achieve target objectives associated with active management of assigned land assets. The salary range for this position is $80,117.13-$133,528.56. This position is bonus eligible, with a target of 10% of salary. Land Transactions - Identify, pursue and negotiate land disposals to meet annual goals. - Assist in management of like kind 1031 exchanges pertaining to non-strategic land sales and acquisitions by communicating the timing of land sales.. - Lead a team of brokers, consultants and appraisers to create value through increased property and market knowledge. - Assist in the valuation and negotiation of long and short-term agreements regarding property use such as easements and leases, including hunting leases. Stratification - Manage on-going area land asset stratification analysis with resource partners for highest and best use, and direct strategic timberland management. - Assist in valuing all non-strategic properties considering all financial and other value impacts using net present value, discounted cash flow analysis, and other related tools. - Organize and lead frequent on-ground discussions/decisions with resource team to nurture the value bridge between the divisions. Financial - Ensure land sale transactions meet or exceed appropriate established valuation hurdles. - Prepare annual budgets and long-term local strategic plans. - Supervise property tax management in assigned region in an effort to insure Potlatch is paying the optimal property taxes. Qualifications: Requirements: - Bachelor’s degree in business, forestry management or related field required. - Minimum three years experience in various aspects of real estate management preferred but not required. Prior work experience with timberlands property acquisitions, sales and valuation within the forest products industry is preferred. - Excellent analytical and negotiation skills along with demonstrated ability to effectively communicate both orally and in written form required. - Ability to lead and manage cross-functional teams and consultants required. - Working knowledge regarding the legal aspects pertaining to land titles and adverse possession, and the property management risks that are associated with land ownership required. - Excellent Microsoft Word and Excel skills and an understanding of databases.
