The Timberland Investments Manager is a key member of Rayonier’s Portfolio Management team.  The successful candidate will lead investment analysis of timberland, carbon and real estate projects to support Rayonier’s active portfolio management strategy.  This role leads all enterprise valuation work, collaborating with subject matter experts within the company in the areas of forestry, real estate, land information services, finance and tax to complete net asset value updates and estimates of intrinsic value, both at the enterprise as well as individual portfolio level.  The Timberland Investment Manager will perform research to identify target investment areas for future growth.  The successful candidate will work effectively with forest operations, real estate, finance and other support departments to achieve long-term growth objectives, including assisting with disposition and acquisition projects as assigned. 

Primary Responsibilities

  • Works effectively with team members and other departments to develop and execute an aligned long-term strategy that upgrades Rayonier’s timberland and real estate portfolio.
  • Leads corporate enterprise valuation efforts by performing quarterly REIT asset tests and net asset value updates.
  • Performs analysis and prepares investment proposals to support capital allocation decisions.
  • Provides periodic support on mergers, acquisitions and dispositions.
  • Assists with identifying target investment regions by performing research and economic analysis to identify investment trends, risks and value drivers.
  • Conducts data gathering, research, and analysis in support of recommendations for business process improvements.
  • Measures investment performance on acquisitions by tracking actual performance and comparing against pro forma.
  • Researches capital markets, ESG trends and timberland private equity information to identify acquisition prospects and timberland investment trends.
  • Analyzes financial statements, models and forecasts to develop new financial projections as applicable, identifying trends in data, and applying analytical skills and judgment to form well-reasoned conclusions.
Qualifications:

Required Qualifications

  • Master’s degree in Business Administration, Finance, Economics, Agriculture, Statistics or Forestry is strongly preferred.
  • Undergraduate degree in forestry, agriculture, economics, finance, business administration, real estate or related field is required.
  • Chartered Financial Analyst (CFA) or Chartered Alternative Investment Analyst (CAIA) certification is preferred and may qualify as substitute for advanced degree.
  • Five (5) years’ professional experience in asset management, finance, economic analysis, real estate, forestry or related field.
  • Must have prior experience analyzing investments, preparing high quality presentations and writing investment proposals to facilitate decision making. Prefer prior experience in agriculture, real estate or timberland investment analysis, both domestically and internationally.
  • Advanced quantitative and problem-solving skills, good attention to detail and high work standards.
  • Must have the ability to manage multiple projects concurrently through self-initiative and collaboration with a wider team
  • Team player with strong interpersonal skills that emphasizes team success.
  • Strong verbal and written communication skills and the ability to present complex information to a wide range of audiences.
  • Advanced Microsoft Excel, Word and PowerPoint capabilities.
